Consider the M Ranch for a serene getaway in north Texas. 25 acres of bliss nestled in the countryside, with access to main roads: right off Preston Rd, close to US 75, 82 & 69, Lake Texoma, and about an hour or so from DFW. Watch the cows, swim in the pool, or sit out on the porch and enjoy a drink. Perfect for a group of couples or families, and especially those wanting to throw an event, even a wedding. Come wind down and relax, you deserve it.
Ranch Stay
Additional Information
Beautifully furnished 4×4 that sleeps eight, with a fully functional kitchen and modern finishes. There are two master bedrooms with master baths, while the third bedroom has a double bed with a pullout and the fourth has a full bed. The inside is lovely, sure, but the outdoors is where you want to be to make the most of your time with us. We have an outdoor bar setting with ceiling fan and barstools, a front porch swing, back porch, patio dining area with chairs and table, and a grill for dining and entertaining. Or, if you prefer the nature aspect of our ranch, sit poolside or by the pond and listen to the cows moo. For the athletes and adventurers, we have a volleyball net, and in-ground adjustable basketball post with hoop. Located less than ten miles from downtown Sherman and restaurants. For stays longer than 10 days, additional utility charges apply (water, electric, etc.).

Pets
We do ask that you leave furry friends at home!
Grill
Please clean the grill after use. Propane tanks must be replaced with a new one once empty.
Pool
The pool is not heated but there is a hot tub. Swimsuits must be worn while in the pool, and babies must wear a snug diaper and a swimsuit. Please remove bobby pins etc before entering the pool as these items can clog the filter system. Please do not throw rocks or glass/metal (ex: bottles and cans) into the pool as they’ll cause damage, and don’t mess with the pool cleaning equipment as repairs are costly!
Trash
Limited to 3 large bags for bookings of eight people or less. If you have paid additional guest charges, trash is limited to 4 large bags. Our trash pickup from outside the gate is on Wednesdays, please feel free to keep it outside on Tuesday night if you happen to stay on a Tuesday.
Bathrooms
We have a septic system so only flush toilet paper to avoid clogging! Damages will be charged to your account.

Event Space
Our barn is a separate rental not included with a ranch house booking, and provides the perfect countryside setting for any events you want to host. We can host up to 100 guests here at our luxe Texas-style barn, which comes with 50 wedding chairs and six tables, and provide access to dressing rooms and bathrooms located in a nearby external building. The side patios attached to the barn are great areas to have food or entertainment stations, and you could even hire a bartender to keep drinks flowing at the serving window attached to the pantry room, which includes a refrigerator, microwave, and storage cabinets.

Don’t need the ranch house? You can book just the barn and outdoor dressing rooms for 24 hours.
Wedding Special
$3500
This specially priced package is geared towards wedding parties, but if you have another three-day event in mind, we have quite the offer for you. Get full access to our property—the barn, dressing rooms, outdoor bar, pool, and ranch house, for 72 hours.
Overnighter
$1250 weekdays
$1500 weekends*
You will have full access to our property—the barn, outdoor bar, pool, and ranch house will be yours for 24 hours.
Stipulations
Chair and table setup is not included with booking. The three-car garage is excluded from all bookings and is a private building. We will provide four 30 gallon trash cans that we will take care of ourselves. Should you have more trash that exceeds this limit before you leave, kindly dispose of it yourself.
*”Weekdays” are Monday-Thursday, and “weekends” are Friday-Sunday. The Wedding Special is not subject to increased weekend pricing.
